New Zealand Mortgage Calculator

Published by REO Technologies · Publisher contact: Abdul Raheem. Explanation and example arithmetic revised 2026-10-26; source-specific dates are stated separately. No licensed financial review is claimed.

Calculate a purchase repayment or interest-only budget using actual quotes and financed costs.

Enter current figures from your documents and quotes. Budget settings are editable. Inputs stay in this tab and are not saved or sent by the calculator.

Reference scope documented 2026-10-25. Use actual quotes and provider-confirmed amounts. KiwiSaver standard rates changed in April 2026; old grant and insurer assumptions are not applied. RBNZ lending-flow controls are not personal approval rules.

How this estimate works

Principal = purchase price − deposit + actual financed charges. P&I uses the monthly amortization formula; interest-only leaves principal due. At zero interest, P&I is principal / months.

Match the repayment term and the rate-fix period

A New Zealand home loan can have a long repayment term while one portion of its rate is fixed for a shorter period. The interest entered here is held constant for the displayed scenario. It is not a prediction of what a lender will quote when the fixed period ends. Keep the remaining repayment term separate from the next refix date when comparing monthly payments or lifetime interest.

Read interest only as a balance decision

An interest-only payment is lower because it does not repay principal during that modeled period. The debt still has to be repaid, refinanced or otherwise settled. A later move to principal and interest can increase the payment when fewer repayment years remain. Use the repayment-transition tool to explore that change. A lower initial cash debit alone does not establish a lower economic cost or future product eligibility.

Budget fees without guessing low-equity pricing

Use the lender's actual base quote, any quoted margin, its duration and separate cash charges. This purchase calculator does not obtain a low-equity price from an LVR band. The dedicated margin-impact tool compares the explicit rate addition and fees you enter. An increased valuation or reduced balance does not automatically remove a real contractual charge; ask the lender how a reassessment or repricing would work.

A deposit target is not a bank approval rule

Price less the deposit gives the initial purchase borrowing before financed costs. A chosen deposit percentage can help with cash planning, but it is not a promise that a bank will lend that amount. RBNZ lending-flow restrictions apply to portions of bank lending, with their own scope; they are not unconditional individual entitlements. Your income, spending, existing debts, property and lender policy still matter. Obtain a decision based on your actual documents.

Keep first-home funding and reserves separate

Provider-confirmed KiwiSaver withdrawals, savings and any confirmed assistance need to be counted once. Do not enter a hoped-for withdrawal as available cash before checking its conditions. Legal work, a property inspection, a LIM, moving costs and a contingency can also require money at purchase. The closing-cost and first-home funding tools help keep those amounts separate from the cash deposit used to reduce principal here.

Use a split or refix tool for a split loan

One blended rate can conceal different loan portions and future reset dates. If the mortgage has separate quoted portions, model them in the split refix tool using the amounts and rates that actually apply. The OCR shown on the hub is a dated monetary-policy reference, not a personal home-loan quote. Exported scenario results should always travel with their assumptions so another person can reproduce the comparison.

Questions about this New Zealand mortgage estimate

Does the New Zealand lifetime total forecast my next refix rate?

No. It holds the entered rate constant. A real refix can change the payment or remaining term. Compare a separately labelled rate scenario or an actual offer when it becomes available.

Does reaching a particular LVR automatically remove a low-equity margin?

No automatic lender repricing is assumed. The product agreement and a possible reassessment matter. Use a quoted margin and confirmed duration when testing its payment impact.

Are KiwiSaver funds automatically included in the NZ deposit?

No. Enter only cash you have counted as available after checking withdrawal conditions and retaining required reserves. Use the withdrawal and funding tools to avoid counting an account balance and its withdrawal twice.
