Calculate EUR purchase payments with actual deposit, fees and a stated mortgage quote.

Updated October 26, 2026 · Enter current figures from your documents and quotes. Budget settings are editable. Inputs stay in this tab and are not saved or sent by the calculator.

Reference scope documented 2026-10-26. Actual EUR quotes, explicit local costs and editable scenarios. Country selection does not apply a national tax tariff or award eligibility. Euribor/FX tools require an actual dated quote; no live series is invented.

How this estimate works

Principal = purchase price − cash deposit + financed charges. P&I uses the monthly nominal annuity formula; interest-only leaves principal due. At zero rate, P&I = principal / payment months.

Assumptions and limits

References and further reading

A euro-denominated scenario is not one European mortgage regime

The calculator uses EUR amounts and an entered repayment quote. It does not assume that every country shares a deposit rule, purchase tax, lender income multiple or notary tariff. A common currency makes arithmetic comparable, but legal costs, collateral rules and consumer disclosures still depend on the transaction. Use local official guidance and the actual lender and professional quotes for the property you are considering.

Read the nominal-rate payment in its stated scope

The repayment model converts the nominal annual assumption into monthly periods and spreads principal over the entered repayment years. It does not calculate a complete legally disclosed annual percentage rate of charge from every possible fee. A lender's accrual convention, staged drawdowns and the duration of a rate fix can differ. Compare matching balances and periods before interpreting a difference as an error or as a cheaper offer.

Euribor and ECB policy are different inputs

An ECB policy rate is not a contractual Euribor fixing and neither is automatically the all-in mortgage rate. A variable contract may specify an index tenor, a fixing date, a margin, a reset schedule and a floor. Use the Euribor scenario tool with those actual contractual terms. This page holds one entered rate constant; it does not invent a current fixing or predict the index when the mortgage next resets.

Put closing cash in a separate itemized budget

The cash deposit reduces the financed purchase balance. Notary, registration, legal, valuation, brokerage and tax costs should come from confirmed local assessments or quotes. Do not substitute a Europe-wide percentage for them. The closing-cost tool separates those items, while the property-tax budget distinguishes upfront transaction taxes from continuing charges. A financed fee must be included only once and only if permitted by the actual lender.

Interest only and non-resident cases need extra care

An interest-only payment leaves principal outstanding. The lower debit does not demonstrate full repayment or establish the lender's acceptance of the plan. Non-resident requirements depend on the provider and transaction; no universal income discount or rate uplift is applied here. The non-resident budget tool tests a supplied LTV and cash scenario without deciding residency law, tax status or approval.

Currency comparisons are quote comparisons

A planning result in EUR does not establish the cost of converting savings from another currency. Use an executable quote and explicit transfer charges rather than a policy reference rate as a guaranteed exchange price. When comparing offers across countries, match the amount financed, the time horizon, remaining debt and upfront cash. A smaller opening payment can conceal a longer repayment term or a different rate-reset risk.

Worked Europe example: European Mortgage Calculator

This is a hypothetical arithmetic example in EUR, not a current lender quote, market observation or borrower record. The same calculator model produces the figures below. Its input assumptions are shown so that you can reproduce or change the scenario.

Questions about this Europe mortgage estimate

Does this European mortgage estimate include a standard notary percentage?

No universal percentage is assumed. National rules and the transaction determine charges. Enter itemized local quotes in the closing-cost tool and keep them separate from the deposit unless financing is actually confirmed.

Should I enter the ECB MRO rate as my Euribor-linked mortgage rate?

No. The ECB instrument, the contractual index fixing and the lender margin have different roles. Use the contract's actual index-plus-margin terms in the Euribor tool, or enter the offered all-in constant-rate scenario here.

Can I compare two countries using only their monthly mortgage payment?

That omits fees, tax, remaining principal, currency conversion and rate-reset differences. Use comparable actual quotes over the same horizon and include local transaction costs. The calculator does not rank countries or decide where you should buy.
